Production Manager

Job Description

To initiate and establish a volumetric modular manufacturing factory, Responsible for the production facilities and teams building the components for TM, ensuring the work is completed safely, delivering on time, to budget, right first time in accordance with ISO management systems. The role requires an energetic and positive leader, building the culture and establishing it as the company grows. Working across the factory with a mixed skill workforce, organisation, managing logistics, planning and clear communication are essential.


Production Planning

·         Establish production programmes, deliver and monitor against them, provide 3-week look forward for team and one week, daily detailed plan for factory floors

·         Establish and manage logistics and storage plans for goods in and out of factory, ensuring the factory operates with efficiency and operatives are clearly briefed

·         Organise deliveries to site, liaising with site team on logistics there, any special requirements, ensuring they arrive on time

·         Undertake regular reviews of production processes, engaging with the operatives, to ensure the continuous improvement, striving to increase productivity and decrease cost

·         Prepare business cases for new equipment or changes to processes as required


·        Responsible for managing the Health, Safety & Environment within the factory in accordance with the ISO9001 processes including;

·         Risk assessments and method statements

·         Management of PPE & safety equipment

·         Near miss and accident process

·         Induction and training

·         Ensure quality processes are followed, including recording of checks, management of NCRs and preparation of quality record for completed homes

·         Work with team to reduce environmental impact of the company


·         Line management of factory supervisors

·         Ensure all production staff have an appropriate development plan and are making progress against it, including taking part in regular reviews to ensure a consistent standard across the production workforce

·         Oversee training to new operatives to guide them through the skill competency matrix and enable them to carry out works safely and to the correct standard.

·         Manage workforce demand.  Identify additional staff requirements in advance and get involved in recruitment process.

·         Support factory supervisors as required in the management of production operatives including development and disciplinary processes


·         Responsible for ensuring the manufacturing drawings and details are to standard and correct prior to issuing to production teams

·         Work with technical team to ensure any errors or omissions are corrected and to develop new details as required

Material Management

·         Identify all material requirements, place or ensure orders are placed and call offs managed for all materials required in production facilities

·         Establish and manage standard stock materials within the factory including identifying requirements & replenishment

·         Manage receipt, storage and usage of materials including recoding usage on projects and identifying any non-conformances


Special Requirements


·         Holder of a Full UK Drivers Licence

·         Production Manager with a can do/collaborative attitude

·         Strong Planning skills

·         Able to read technical drawings within the construction industry

·         Flexible / Positive / Strong Leader / Highly Organised

·         Good IT Skills including MS Projects



·         5+ Years as a Production Manager in an Offsite / MMC business

·         Timber Frame / Light Gauge Steel Frame Residential Homes

Job Description

To take full ownership of the production and submission of budget and formal quotations. Creations of bills of materials, costing labour requirements, services, plant hire, logistics, craneage. Working closely with the buyer to accurately cost materials and sub contractor supply. Produce clear value driven estimates, mitigating risk and maximising margin.


  • Carry out take offs from structural drawings as required to generate accurate cost estimates
  • Working with the team to produce deliverables specific to the client tender, taking on a brief from the Project Manager to clarify customer expectations
  • Working closely with the commercial and project managers to support risk mitigation at pre-contract stage
  • Carry out value engineering to ensure value for money solutions and maximise margin
  • Produce cost reconciliation for handover to commercial, production and buying teams at the point of contract award
  • Work closely with the Buyer to ensure sub-contractor compliance and cost surety
  • Input all costings into internal systems and develop repeatable cost models for future projects
  • Manage the standardisation and presentation of completed estimates to produce a brand specific bid submission package
  • Provide support across the pre-construction function including supporting business development and buying wherever possible
  • Define and confirm scope of work for each supplier, vendor or sub contractor in keeping with TM customer’s expectations

Special Requirements


  • Highly competent in reading from technical drawings
  • Excellent numeracy skills with high attention to detail
  • A background in residential development with an awareness of traditional pricing models
  • Strong commercial acumen
  • A can do / collaborative attitude


  • Minimum of HNC/HND in a construction/engineering related discipline
  • Understanding of modular building systems
