The volumetric modular technique avoids many of the limiting factors and challenges faced by traditional construction methods in favour of a manufacturing and engineering orientated approach.

Advantages of Modular Builds:

STANDARDISATION

Standardisation improves quality and increases the speed of construction through repeatability. Totally Modular has applied standardisation throughout our manufacturing methods and our portfolio. With our system we create house types that are built using a standard structural format and sizing, whilst allowing the internal layout and external aesthetics of the buildings to be flexible. For example we have a standard two bedroom, four person house, which when you add our room in a roof module it becomes a three bed, five person house, with the initial 2 floors remaining the same.

WHATS INCLUDED?

The answer to this is ‘almost everything, if that is what our customer requires’. We can produce single, two, three, four and five bed houses that are 95% finished when they leave the factory. Decoration, services, bathrooms and kitchens all complete, even carpeting. It is very straight forward to connect water, electricity, gas and waste to a Totally Modular house, provision for access and quick connections are built in to the house. There is a small amount of exterior finishing to do once a module has been positioned off the crane upon delivery, once that is doe the occupant simply needs to arrive with some furniture and start making it a home.
SPEED
When all things are equal (in many cases our quality solutions are better), speed of construction is the driver behind modular building techniques. It can take as little as 48hrs for us to construct and entire housing module, from steel frame to interior decoration.

Traditional foundations are not required, groundwork requirements extend to several reinforced concrete pads which can be installed in greenfield or brownfield sites, plus services, which connect directly to the pre-installed systems within the housing modules.

QUALITY
Our housing modules are all built around structural steel frames providing very high levels of strength and durability, the quality of materials we use to construct the rest of the fabric of the house is also very high quality. All our buildings are quality inspected before they leave the factory and are built to a very high standard, meeting or exceeding all relevant building regulations.

From an exterior point of view we have a range of options from very traditional looks to ultra modern, interiors can be constructed using a range of our compatible compact living solutions, or finished in a more traditional style, the choice as they say, is yours…

FIXED COST
Construction is the process of constructing a building or infrastructure. Construction differs from manufacturing in that manufacturing typically involves mass production of similar items without a designated purchaser.
SAVE MORE AT SCALE
Of particular relevance to hard pushed housing associations, we are happy to take-on an entire development of affordable housing.

The economies of scale become particularly attractive in larger developments where a standard selection of modules can be chosen to work in a set number of configurations, to produce attractive, but very cost effective accommodation for large numbers of people.

SKILLS SHORTAGE
We are committed to training more skilled people to build modular houses, the advantages are that people with existing skills can retrain easily, and new people can be trained quickly. The efficiency of the factory build system also means that UK Plc can produce more houses with the workforce we have, therefore creating more value for the economy, which should benefit us all.
